We offer a wide range of different services, including but not limited to ones like:

  • Advertising

    We know what it takes to help get your property out there. We’ll use traditional print marketing techniques as well as third-party sites like Zillow Trulia, Hot Pads, REALTOR.com and Facebook to spread the word far and wide.

  • Applications and Tenant Screening

    We’ll conduct a detailed criminal and background check on all applicants, making sure that we match the right people up with the right property – no questions asked.

  • Leasing Agreements

    We’ll help prepare the best possible lease agreement so that you’re covered from all angles.

  • Financial Services

    We’ll handle all rent collections, security deposits and other financial matters on your behalf so that you can just sit back and enjoy your investment, free from worry.

  • Maintenance and Repairs

    We’ve got a relationship with many quality vendors in the area who are ready and willing to assist with any and all maintenance and repair needs that you and your tenants may have. Tenants are instructed to report any maintenance requests to our office. We dispatch out vendors accordingly. Any repairs over $300 will require the owners approval. Someone is available 24/7 for all maintenance requests in case of an emergency. We always change all property locks upon tenant move-out and at owner’s expense. Tenants are to have the home professionally cleaned and the carpets cleaned upon move out. We do require the home to be cleaned and rent-ready for a new tenant.

  • Section 8

    We do offer Section 8 management. We work with Southern Nevada Regional Housing Authority for government aided assistance for applicants.

  • Security Deposits

    All security deposits are collected before tenants move in and kept in a trust account. In accordance with the law we provide each tenant within 30 days of vacating a unit with a Security Deposit Transmittal explaining the use of all deposits. We do require a minimum one-month security deposit, a non-refundable cleaning deposit and a pet deposit.

  • Collections

    We work with a collection company that will go after the tenants for any unpaid balances at the end of the lease term. Notice will be given to the tenants to contact us to arrange payments for any outstanding dues. If they tenant do not make any payments or attempt to make any payments then the owner has the right to send the tenants to collections to try to obtain some or all of their lost funds.

  • Pets

    All pets are to be approved at the owner’s discretion. If pets are accepted, we will require a $350 pet deposit per pet. Per Nevada Law, all service dogs are to be allowed to reside in the property without a pet deposit fee paid.

  • Accounting

    All accounting is done in house. All rents are due on the 1st and will then be processed and owners will be paid by the 10th of each month. Also to be included with the owner’s distribution of rent will be a statement either send via mail or via email. 1099’s are mailed out in January every year. Special reports and statements are also available. Our accounting team can pay any additional expenses associated with the accounts if need be for the owners, (HOA, utilities, taxes, etc.)

  • HOA

    We will handle your HOA violations for you. We will correspond directly with the HOA and make sure all violations are handled and taken care of. We can pay your HOA dues for you if needed.

  • Utilities

    Utilities are required to be on when the property is vacant for showings and repairs. If you need assistance in turning on the utilities we would be glad to assist. We require all tenants to turn Power, Gas and water into their name. We also require landlords to keep the Trash and Sewer utilities in their name and we will bill the tenants accordingly. The trash and sewer companies can put liens on the properties for non-payment and we charge fees and penalties.

  • Online portals

    We have online portals available for both tenants and owners! Our portals are very simple and easy to use. It makes it more convenient for all parties. Owners and tenants can see all documents pertaining to their property as well as the ability to pay online and make maintenance/service requests. Owner statements available for upload on the portal and owner can make contributions very fast and easy.
